As we enter 2025, we're getting fresh insight into what Tampa Bay's housing market could look like this year.
Some local agents and analysts told 10 Tampa Bay it could be the best time to buy in years.
Nick Gerli is CEO of Reventure App, a real estate analytics tool that allows homebuyers and real estate investors to analyze trends in their local Housing Market.
Gerli said, "The big takeaway is the Tampa housing market is entering into a bit of a correction, which is good news for home buyers. Expect to see in 2025, more homes for sale, more inventory, and cheaper prices across the metro."
Gerli, who lives in St. Petersburg, said home prices will still be a far cry from the pre-pandemic market, but things are trending favorably for buyers.
"Maybe we could see a correction somewhere in the 4-5% area, in some of the harder hit areas, maybe 10%," Gerli said. "I think 2025 will be the best year we've seen since 2019, 2020 in terms of buying a house in Tampa."
Realtor Ashley Gajdosz said the recent hurricanes will continue to plague the real estate market in 2025, specifically in our coastal region.
"We're seeing a lot of people sell as is, low prices to get the job done," Gajdosz explained.
However, Gajdosz expects we will see less movement on the market inland, specifically in Hillsborough and Polk counties.
"Now I think our markets are very split and very different," she added.
Gajdosz says sellers should be prepared to sell at lower rates to find success this year.
"I think pricing it correctly, if not a tad bit under out of the gate, is going to be a huge thing for home sellers," Gajdosz said.
